The right window air conditioner is sized by BTU, and the wrong size costs you money either way. An undersized unit runs constantly and never cools the room; an oversized unit short-cycles, wastes energy, and does not dehumidify properly. The Department of Energy publishes a BTU sizing chart that is the standard reference for the industry. The short version: a 100 to 200 square foot bedroom needs a 5,000 to 6,000 BTU unit, a 200 to 300 square foot living room needs 7,000 to 8,000 BTU, a 300 to 400 square foot large room needs 9,000 to 10,000 BTU, and a 400 to 550 square foot great room or finished basement needs 12,000 to 14,000 BTU.
Three things bump the BTU up. First, heavy sun exposure (south-facing or west-facing windows) adds 10 percent. Second, a kitchen with a range or oven adds 4,000 BTU. Third, a high-ceiling room (over 8 feet) adds 10 percent for every additional foot. The reverse is also true: a heavily shaded room can drop 10 percent, and a bedroom with a single occupant can drop 20 percent because the body heat of a single person is small.
The Midea 5,000 BTU EasyCool is the best bedroom window AC in 2026 for most people. The unit cools a 100 to 200 square foot room quickly, runs at 50 decibels on low (quieter than a dishwasher), and uses 450 watts, which is 35 percent less than a comparable GE or Frigidaire unit. The mechanical rotary controls are simple (no app, no remote, no smart features), the filter slides out for cleaning, and the chassis is light enough (45 pounds) to install without help. The EER is 11.0, which is solid for the price range.

The right room for the Midea 5,000 BTU is a 10 by 12 bedroom, a home office, or a small den. The unit costs 180 to 250 dollars at Home Depot, Lowes, and Amazon. The warranty is 1 year on parts and labor, 5 years on the compressor. The catch is the noise: at high speed, the Midea 5,000 BTU is 56 decibels, which is louder than the LG and Frigidaire equivalents. For a light sleeper, the LG LW6017R is the right choice at the same price.
The GE Profile 8,000 BTU Smart is the best mid-size window AC in 2026 for living rooms and main floors. The unit cools a 250 to 350 square foot room, runs at 52 decibels on low, and uses 700 watts. The smart features are the differentiator: the GE app controls the unit from anywhere, integrates with Alexa and Google Home, and includes a scheduling system that learns your routine and pre-cools the room before you get home. The EER is 12.0, which is the best in the 8,000 BTU class.
The right room for the GE Profile 8,000 BTU is a 15 by 20 living room, a primary bedroom, or an open kitchen-living area. The unit costs 500 to 650 dollars at Home Depot, Best Buy, and Amazon. The warranty is 1 year on parts and labor, 5 years on the compressor. The catch is the smart setup: the unit needs a 2.4 GHz Wi-Fi connection, and the GE app is a separate download.
The Midea 10,000 BTU U-Shaped is the best large-room window AC in 2026 for energy-conscious buyers. The unique design opens around the window sash, which means you can close the window behind the unit and eliminate the gap that lets hot air leak back in. The result is 30 to 40 percent less energy use than a standard window unit of the same BTU. The EER is 15.0, which is the best in the 10,000 BTU class and well above the ENERGY STAR threshold of 12.
The right room for the Midea 10,000 BTU U-Shaped is a 350 to 450 square foot great room, a finished basement, or a bonus room over a garage. The unit costs 650 to 800 dollars at Home Depot, Lowes, and Amazon. The warranty is 1 year on parts and labor, 5 years on the compressor. The catch is the installation: the U-shaped design requires a specific window opening width (22 to 36 inches), and the installation is more involved than a standard window unit.
Frigidaire 12,000 BTU Cool Connect (very large room)
The Frigidaire 12,000 BTU Cool Connect is the best heavy-duty window AC in 2026 for workshops, large basements, and open floor plans. The unit cools a 450 to 550 square foot space, runs at 54 decibels on low, and uses 990 watts. The smart features (Wi-Fi, app control, Alexa and Google Home integration) are similar to the GE Profile but with a more straightforward setup. The EER is 12.1, which is solid for the BTU class.
The right room for the Frigidaire 12,000 BTU Cool Connect is a 500 square foot open floor plan, a large basement, or a workshop that needs year-round cooling. The unit costs 700 to 900 dollars at Home Depot, Lowes, and Amazon. The warranty is 1 year on parts and labor, 5 years on the compressor. The catch is the size: the chassis is 24 inches wide and 22 inches deep, which is the largest in the class, and it requires a window opening of at least 26 inches.
The Hisense 8,000 BTU is the best budget mid-size window AC in 2026 for households that want ENERGY STAR efficiency without the smart features. The unit cools a 200 to 300 square foot room, runs at 53 decibels on low, and uses 640 watts. The EER is 12.0, which qualifies for the ENERGY STAR rebate in most states (50 to 100 dollars back). The mechanical controls are simple, the filter slides out for cleaning, and the unit is 12 pounds lighter than the GE Profile equivalent.
The right room for the Hisense 8,000 BTU is a 12 by 18 bedroom, a small living room, or a guest room. The unit costs 280 to 350 dollars at Home Depot, Lowes, and Amazon. The warranty is 1 year on parts and labor, 5 years on the compressor. The catch is the build quality: the chassis is thinner than the GE or Frigidaire equivalents, and the compressor is louder at high speed (58 decibels versus 54).
How to install and maintain for a 10-year life
Three habits extend the life of any window AC. First, clean the filter every month during the cooling season. The filter slides out from the front; rinse it under the faucet, let it dry, and slide it back. A clogged filter reduces airflow by 30 to 50 percent and forces the compressor to work harder. Second, vacuum the coils once a year. The coils are the radiator fins on the back of the unit; use a soft brush attachment to remove dust and debris. Clean coils improve efficiency by 10 to 15 percent. Third, store the unit indoors in the winter if it is a slide-out chassis. The chassis lifts out of the sleeve and stores in a closet, which extends the life by 2 to 3 years.
The right way to install is to follow the manufacturers instructions, use the included brackets and screws, and seal the gap around the unit with weatherstripping foam tape. The foam tape is 5 dollars at Home Depot and saves 10 to 20 percent on the energy bill. The right way to support the unit from below is to use an AC support bracket (30 to 60 dollars) that mounts to the wall and holds the weight of the unit from below. The bracket is required for any unit over 60 pounds, and most building codes require it for any second-story or higher installation.
The total cost in 2026 for a window AC system that covers a 1,500 square foot home is 1,200 to 2,500 dollars for 3 to 4 units. The payback versus central air is 2 to 4 years, and the zone cooling is more efficient for households where only some rooms are occupied during the day. The right way to budget is to size each room with the BTU chart, pick the unit that matches the room, and buy in spring (March to May) when the prices are 10 to 20 percent lower than peak summer.
